Loan Protection Insurance

Make Sure Your Loan Does Not Outlive You

A home loan or business loan can run for 15 to 20 years, and the family inherits the debt if the borrower dies. Loan protection insurance is life cover designed to repay the outstanding loan in that event, so the home or business is not put at risk. Lenders often offer a single-premium policy at the time of disbursal. MILES helps you compare that offer with alternatives from other life insurers and choose cover that fits the loan and your family.

What Loan Protection Cover Does

Clears The Outstanding Loan

On the borrower's death, the payout goes towards repaying the loan, so the family keeps the asset.

Cover Reduces With Loan

Reducing cover tracks the loan's repayment schedule, which keeps the premium lower than level cover.

Joint Borrower Options

Co-borrowers can be covered together, with the share of cover split to match their loan liability.

Single Or Regular Premium

Pay once upfront, sometimes financed with the loan, or pay regularly over the term; each has trade-offs.

Optional Riders

Some plans add critical illness, disability or job-loss related cover, subject to insurer terms.

Compare Before Signing

We compare the lender's bundled policy with alternatives so you pay a fair price for the right cover.

What is loan protection insurance?

Loan protection insurance is a life insurance policy that pays off, or helps pay off, a borrower's outstanding loan if the borrower dies during the loan term. It is most common with home loans, and is also used for business loans, loans against property and education loans.

It is a focused use of life insurance. The policy is issued by a life insurer, even when it is sold at the lender's branch.

How it works

The sum assured is linked to the loan amount. Under a reducing cover plan, the cover falls each year in line with the expected outstanding balance. If the borrower dies, the insurer pays the cover for that year, and the lender, as assignee or beneficiary under a group scheme, applies it to close the loan. Any excess may go to the nominee, depending on the structure.

Under a level cover plan, the sum assured stays the same throughout. As the loan reduces, a growing share of the payout is left for the family after the lender is repaid. That makes level cover more expensive, but it does two jobs at once.

Types of cover

Type How it works Points to check
Group credit life (lender scheme) Lender is the master policyholder; borrowers join as members Portability if you switch lenders, what happens on prepayment
Individual reducing term plan Your own policy with cover falling with the loan Match of reduction schedule with actual loan balance
Individual level term plan Fixed cover for the term, assigned to the lender if needed Higher premium, but cover stays high as loan falls

What is not covered

  • Suicide within the period set in the policy, as per standard life insurance terms
  • Death from causes excluded in the wording or linked to non-disclosed health conditions
  • Missed EMIs due to income loss, unless a specific rider covers it
  • Increases in the loan balance from rate hikes or top-up loans, unless cover is revised

Things borrowers often miss

  • Floating rates: if interest rates rise and the tenure is extended, a reducing cover may fall faster than the actual loan.
  • Single premium financed by the loan: adding the premium to the loan means paying interest on it for the full tenure.
  • Refinancing: if you move the loan to another bank, a lender's group cover may end, and a refund may or may not apply.
  • Choice: you can usually choose your own cover, provided it meets the lender's requirement. Ask the lender what they need before accepting a bundled policy.

Who needs it

Anyone with a large loan and dependants who would struggle to repay it should consider loan protection, especially single-income households and business owners who have pledged property. If you already have enough term life insurance to cover the loan and your family's needs, separate loan cover may not be necessary. Where a company's borrowing depends on a promoter, keyman insurance may be the better tool.
